You need 5 % down on the first $500 000, 10 % on the portion from $500 000 – $1 million, and 20 % for homes over $1.5 million.
Plan for 2 – 4 % of the purchase price: Property Transfer Tax (see table below), legal/notary $1 200 – $2 000, inspection ≈ $600, appraisal ≈ $350, title insurance/adjustments, and 5 % GST if the home is brand-new (with exemptions noted under presales).
Subjects make your offer conditional—common ones are financing, inspection, insurance, and strata-document review. If a subject isn’t satisfied you can walk away and keep your deposit. For resale homes you also get a 3-business-day Home Buyer Protection Period that started Jan 3 2023.
No. The federal ban on foreign ownership of Canadian housing has been extended to Jan 1 2027, with only narrow exemptions (certain work-permit holders, refugees, etc.).
Look for moisture issues, appliance age, window seals, and check the building-envelope history. A licensed inspector should also review the strata’s depreciation report and financials.
Most sales close in 30-60 days; 90 days is common if either party needs more time for financing or moving logistics.
PTT is 1 % on the first $200 000, 2 % up to $2 million, 3 % to $3 million, 5 % above that. First-time buyers pay no PTT up to $500 000 (see Gov BC for details).
Offers are blind. A high deposit, flexible dates, and fewer subjects make your bid stronger—just never waive critical due-diligence subjects unless you can absorb the risk.
Pre-qualification is a quick estimate; pre-approval is a written commitment (90-120 days) based on your credit and income and lets you remove a financing subject with confidence.
